For purposes herewith, MLSdetails.com in its entirety may be referred to as, "The Site" or "Site". "Account Holders" are those who have had in the past or currrently hold an active or inactive "listing account" with MLSdetails.com and will herein be
referred to as "account holder" or "account holder(s)". Having a "listing account" with MLSdetails.com is the entering of information to list real
property for sale, lease, rent, or otherwise display such listing information on MLSdetails.com.
The following Listing Rules and Regulations will apply to all users and account holders of MLSdetails.com. These Listing Rules and Regulations
below are in addition to our Terms of Use, Privacy Policy and Legal Disclaimer. By creating a listing account with MLSdetails.com you confirm
that you have read, understood and agree to be held by these terms set forth in the Listing Rules and Regulations.
Listing on this Site is a privilege and not a Right. MLSdetails.com, its owners and administration reserves the right to deny, suspend,
close, delete, or revoke usage of a user's account for any reason whatsoever. By creating an account with MLSdetails.com you agree
MLSdetails.com and its administration reserves the right, in their sole discretion, to delete or remove ANY user and content from the site
and to deny the access of any user to any or all parts of this Site at any time for any reason without prior notice or liability. You agree to be
held by our decision to deny, suspend, close, delete, or revoke usage of your account. MLSdetails.com may temporarily suspend any account
it feels necessary with no explanation to you. If MLSdetails.com receives notification of or suspects a possible violation of these terms set forth
MLSdetails.com will swiftly initiate an investigation into the matter. Individuals in violation of our Listing Rules and Regulations may be subject
to fines.

Section One - Disclosure
(1) Account Holder(s) shall be truthful in their advertising and representations when utilizing this Site.
(2) Account Holder(s) shall display their designated licensed professional status (e.g., broker, appraiser, property manager, etc.) when
applicable and such status made clearly identifiable in any and all such advertising on the Site.
(3) Account Holder(s) may use the term "free" and similar terms in their advertising and in other representations provided that all terms governing
availability of the offered product or service are clearly disclosed at the same time.
(4) Account Holder(s) shall be responsible for their account information and listing(s) at all times. Account Holder(s) may at their
own discretion and risk allow a third party (an assistance for example) to place that Account Holder's listings on the Site. Doing so
does not and will not avoid or waive your sole responsibility to the information placed through your account.
(5) Account Holder(s) shall create and maintain a single listing account. Duplicating or creating another account for any reason shall not
be permitted. IP addresses, tracking and other identifiable features are utilized by MLSdetails.com.
(6) Account Holder(s) must ensure that each listing displays the current licensed real estate broker(s) name or office name and location
of which that listing is brokered by.
(7) Account Holder(s) must make a "reasonable understanding" of all the terms and conditions of an offer. The offering of any inducements
to do business is subject to State and Federal law.
(8) Account Holder(s) advertising real property for sale or lease on this Site in which they have an ownership interest, shall disclose their
affiliation with the such real property as required under State and Federal law.
(9) Account Holder(s) understand, acknowledge, and agree that there is no promise, guarantee, or assurance, to Account Holders or user's
that a listing will be sold, receive an offer for, or otherwise receive commision or payment of any kind as a result of listing or advertising a
listing on or through any portion of this Site.
Section Two - Your Responsibility
(1) Account Holder(s) assume full responsibility for listings and other information they display to the public through the use of this Site.
(2) Account Holder(s) shall not advertise any real property for sale or otherwise on this Site without legal authority to do so.
(3) Account Holder(s) have read, acknowledged, understand and agree with the terms and conditions of the use of this Site.
Section Three - Usage
Failure to adhere to these rules and regulations will likely result in account removal.
(1) Account Holder(s) shall not input anywhere within their account, information that is not relevant to the specific service or listing offered.
(2) Account Holder(s) cannot use certain marks or text to describe services or listings. Such marks include but are not limited to bullets,
pictoral fonts, < >, ¯ ¬ « ! # $ % & ' ( ) * + , - . / : ; = ? @ [ \ ] ^ _ ` { | } ~ € ‚ ƒ „ … † ‡ ˆ ‰ Š ‹ Œ " • – — ˜ š › œ Ÿ ¡ ¢ £ ¤ ¥ ¦ § ¨ ª « ¬ ¯

(3) Account Holder(s) have read, acknowledged, understand and agree that MLSdetails.com reserves the right to update or edit any or all
of your information at any time for any reason.
(4) Account Holder(s) shall in no way duplicate in any form or manner the same listing or personal profile. Doing so will have your account and
listings removed. IP addresses, tracking and other identifiable features are utilized by MLSdetails.com.
(5) Account Holder(s) shall not list information that may be interpreted as an attempt to list "Keywords". Such action will likely be deleted or
cause for account removal. Again, read how to utilize our site and its tools. This is what works best, both with us, search engines, and others.
